What is Fire Sprinkler Inspection?

Fire sprinkler inspection is the mandatory inspection, testing and maintenance (ITM) cycle that keeps your water-based fire protection system code-compliant under NFPA 25 as adopted by the Ontario Fire Code. Wet, dry, pre-action and deluge systems each have their own monthly, quarterly, semi-annual, annual and 5-year requirements — miss any one of them and your insurer can void coverage.

First National Fire Protection performs full-scope fire sprinkler inspection for commercial, industrial, multi-residential, retirement, healthcare and institutional buildings across Ontario. Our TSSA-authorized contractors handle main drain tests, valve testing, gauge calibration, internal pipe inspections and the obstruction investigation on the 5-year cycle.

Every fire sprinkler inspection we perform comes with a same-day digital deficiency report — photos, prioritized remediation plan, and the documentation your AHJ and insurance broker need on file.

What's Included

Every Fire Sprinkler Inspection Visit Includes

  • Sprinkler Head Inspection

Every head visually inspected for corrosion, paint, obstruction, damage or load capacity issues.

  • Control Valve Testing

Tamper switches, OS&Y, butterfly and PIV valves tested for proper position and supervisory signal.

  • Waterflow & Alarm Devices

Waterflow switches and pressure alarms activated end-to-end through to the central station.

  • Main Drain Test

Static and residual pressure recorded and compared to baseline to detect underground supply degradation.

  • Gauge & Pipe Inspection

All gauges verified, pipes checked for leaks, corrosion or unauthorized modifications.

  • NFPA 25 Documentation

Detailed inspection report formatted for your AHJ, insurer and corporate compliance records.

Why It's Required

Ontario Fire Code & Insurer Requirements

The Ontario Fire Code requires water-based fire protection systems to be inspected, tested and maintained under NFPA 25. As of January 2025, all licensed retirement homes in Ontario must be fully sprinklered, making certified fire sprinkler inspection mandatory for operators across the province.

A non-compliant or untested sprinkler system is one of the fastest ways to fail a fire code inspection. Beyond the fine exposure, an unmaintained system can fail at the worst possible moment — and the property owner becomes personally liable.

Applicable Standards
  • NFPA 25 — Inspection, Testing & Maintenance of Water-Based Systems
  • NFPA 13 — Installation of Sprinkler Systems
  • Ontario Fire Code (O. Reg. 213/07)
